Overview of building project in Greece. Affordable cottages, near Athens, sea, hiking areas, ski areas, hot springs and much more.
Prices are estimates, but researched thoroughly.
The project is intended as partly a summer house for own use, but also for renting and there are approx. calculations on rental income.
Currently working on 2 types of houses.
The Area
So far, the area chosen is on the island of Evia. There are several reasons for this, the most important to emphasize is that you can drive there by car from the airport in Athens (108 km) or take the ferry from Attica to Evia, so you have the opportunity to also enjoy shorter trips to your holiday home .
Evia is an island that contains fantastic waterfalls, hot springs in Aidipsos, hiking, unique beaches and off-piste and cross-country skiing, and it is only 140 km to Parnassos, 2300 meters above sea level with many pistes. So there is something to do all year round.
Chalkidi is the nearest big city with 110,000 inhabitants, promenades and wonderful restaurants, only 15 km from Eritrea, where there are the most plots for sale.
If you are into history, Evia is not only mentioned in Homer's Iliad, but also the place where Herakles (Hercules) defeated the giant Anteaus. Poseidon's trident created the geological conditions, Dionysus was worshiped as the god of wine and feasting because of the many fertile vineyards and Apollo was worshiped for art and culture.
One thing is that sewerage on the Greek islands is terrible, we would like to avoid that and delivery of e.g. container houses is somewhat cheaper than on islands.
A-Frame Tiny House
These houses have been chosen for the future due to economy and the super simple assembly method. There is no need for a plinth, but they can be mounted on poles due to the strong steel construction frame at the bottom. Floor plan and walls can be adapted. 2 men can assemble it in a week.

Greek Style Stone House
These houses have a building estimate time of 4-6 months, they are solid and larger and can host 6-8 people. They have a huge 70 m2 roof terrace overlooking the Aegan Sea.
57 m2 inside and 13 m2 covered terrace, which can be inclosed with folding doors, giving the option to have livingroom or diningroom here, so there can be a sleeping sofa also. There is a small room with bunkbeds and 2 larger bedrooms.

Plots
Initially, the focus is on the area around Eritrea, although the whole island offers exciting and affordable plots.
Eritria is close to the largest city on the island of Chalkida and has lovely beaches and only 108 km to Athens airport. It is also possible to go to Evia by ferry not far from Athens airport, so you can quickly reach your destination.
Depending on how many houses are to be built, the size of the plot must be considered, but if we choose a large plot of 6000 m2, there is room for 10 houses.

You have to expect that there will be about 15% on top of the deed and taxes.
Rental income
There is a difference between the different seasons, here calculated with approx. average via Airbnb and Booking.com, as well as compared to luxury campsites such as Agia Anna etc. If you prefer to rent out on a weekly basis, it is an advantage with Airbnb, if you want to stay for shorter periods, Booking is a good alternative.
The cabins can accommodate 4 -6 or 6-8, if you have a sofa bed in the living room. Weekly prices are average, it may vary per month

With a rental occupancy of 60% on average throughout the year, 8 weeks in each season, it looks like this:

Expect that 30% goes to administration. This includes pool maintenance, cleaning, booking, handing over keys and general maintenance of the area and serving guests.

Tax matters must be borne by the owners themselves and approx. €1,500 goes to insurance and property tax annually.
Occupancy on popular islands is set at 57% in Greece via Airbnb and up to 70% via Booking. But since we are choosing an area that is attractive all year round, 60% should certainly not be unrealistic.
